Is Thornhill a good place to live?

Yes. Thornhill is one of the most established family communities in the GTA. It offers mature neighbourhoods, well-regarded schools, ravine parks and the fastest subway access in York Region, with Finch station minutes away and the Yonge North extension on the way. Thornhill is not its own city: the west side is part of Vaughan and the east side is part of Markham, so prices, taxes and services follow whichever side you buy on.

  • Best for: families who want a mature, central neighbourhood close to Toronto, and commuters who use the Yonge subway.
  • Typical price (Sept 2026): Vaughan composite benchmark $1,119,400 and detached $1,496,300; Markham composite $1,052,500 and detached $1,441,700 (TRREB MLS® HPI). TRREB does not publish a separate Thornhill index.
  • Getting downtown: about 45–55 minutes to Union Station from Finch station on Line 1, or a 35–60 minute drive.
  • Neighbourhoods to know: Thornhill Village, Royal Orchard, Bayview Glen, German Mills, Thornhill Woods, Beverley Glen and Brownridge.

About Thornhill, Ontario

Thornhill is a community of roughly 110,000 people on Toronto’s northern edge, bounded by Steeles Avenue to the south, Highway 7 to the north, Dufferin Street to the west and Highway 404 to the east. Yonge Street runs down the middle: the west side is in the City of Vaughan and the east side is in the City of Markham.

Thornhill dates back to 1794, when the first settlers built along Yonge Street. The community takes its name from Benjamin Thorne, who arrived in 1820 and ran mills and a tannery on the Don River. The settlement became known as Thorne’s Mills and later Thorne’s Hill, which was shortened to Thornhill.

The original village around Yonge Street and Centre Street is now protected by heritage conservation districts on both the Vaughan and Markham sides, with 19th-century homes, churches and a walkable main street. Most of the rest of Thornhill was built out from the 1950s to the 2000s as family subdivisions, from ravine-lot bungalows in Royal Orchard and German Mills to newer two-storey homes in Thornhill Woods.

Because Thornhill is split between two cities, the side you choose matters. Property taxes, garbage pickup, community centres and some school catchments follow Vaughan or Markham, and listings may be filed under either city. We always confirm which municipality a home is in before you make an offer.

Who lives in Thornhill?

Thornhill draws families who want an established neighbourhood close to Toronto, empty-nesters downsizing within the area, and commuters who use the Yonge subway. It is one of the most diverse parts of York Region, with a large Jewish community on the Vaughan side and strong Korean, Persian, Russian-speaking and Chinese-Canadian communities.

Growth and housing demand

Most new housing in Thornhill is coming along Yonge Street and Highway 7, where condos and townhouses are planned around the future Yonge North subway stations and the Langstaff and Richmond Hill Centre area. The low-rise neighbourhoods are largely built out, so supply of detached homes stays tight, and older bungalows on large lots are often bought for renovation or rebuild.

Schools in Thornhill

Thornhill is served by the York Region District School Board (YRDSB), the York Catholic District School Board (YCDSB) and two French-language boards. Catchments depend on the exact address, and the Vaughan and Markham sides feed different schools, so always confirm before you buy.

Detached homes in Royal Orchard, Bayview Glen and the heritage village usually sell well above the Vaughan and Markham benchmarks because of lot size and location. Thornhill Woods and Brownridge offer newer or more modest detached homes, semis and freehold towns at lower price points.

The condo market is concentrated near Yonge and Steeles and along Highway 7, close to the future subway stations. That is where first-time buyers and investors usually start, and where buyers have the most choice and negotiating room right now.

Frequently Asked Questions About Thornhill

Straight answers to the questions buyers ask us most about Thornhill.

Yes. Thornhill is one of the most established family communities in the GTA, with mature neighbourhoods, ravine parks, well-regarded schools and the best subway access in York Region. The main trade-offs are price and rush-hour traffic on Yonge, Bathurst and Steeles.

Both. Thornhill is a community, not a city. The part west of Yonge Street is in the City of Vaughan and the part east of Yonge is in the City of Markham. Property taxes, city services and some school catchments depend on which side the home is on.

TRREB does not publish a separate Thornhill index. In September 2026, the MLS® Home Price Index benchmark for all home types was $1,119,400 in Vaughan and $1,052,500 in Markham. Detached benchmarks were $1,496,300 in Vaughan and $1,441,700 in Markham, and Thornhill ravine and village homes often sell above those figures.

From Finch station, Line 1 takes about 45 to 55 minutes to Union Station. Driving downtown takes about 35 to 60 minutes depending on traffic. When the Yonge North Subway Extension opens, Thornhill will have subway stations of its own.

The extension of Line 1 from Finch to Richmond Hill Centre is under construction, with stations planned along Yonge Street through Thornhill. Metrolinx has not confirmed a final opening date, so check Metrolinx for the latest timeline.

Thornhill Woods is popular for newer family homes, Royal Orchard and Bayview Glen for larger lots and executive homes, and Brownridge and Beverley Glen for more affordable detached homes and freehold towns. The right fit depends on your budget, schools and commute.

Public high schools include Thornhill Secondary School, Thornlea Secondary School, Westmount Collegiate Institute and Hodan Nalayeh Secondary School. Catholic options include St. Elizabeth Catholic High School and St. Robert Catholic High School. Always confirm catchment with the school board for the exact address.
