What this means for you
- Prices are still easing, slowly. The typical GTA home is $917,600, down 4.7% from a year ago. Condos (−6.7%) and townhouses (−6.5%) are falling faster than detached homes (−4.8%), so entry-level buyers have the most room to negotiate.
- Durham is the GTA’s best value and its quickest market. The typical Durham home is $805,600, and homes sold in 30 days on average versus 34 across the GTA. Clarington (23 days) and Whitby (24 days) moved fastest, at 99% of asking.
- Buyers have choice, but well-priced homes still sell. There were 26,131 homes for sale at month end and sales were 9% below last September. Sellers who price right from day one are still getting close to asking; overpriced listings sit.
