About Unionville, Ontario
Unionville was founded in 1794 by German settlers brought to the area by William Berczy. The village grew around a grist mill on Bruce Creek, and its name comes from the Union Mills, built in 1839 and named for the union of Upper and Lower Canada. The old mill pond is now Toogood Pond, one of Markham’s favourite walking spots.
Main Street Unionville is a heritage conservation district lined with 19th-century homes turned into shops, restaurants and pubs. The Varley Art Gallery, named for Group of Seven painter Frederick Varley, who lived on Main Street, sits at its north end. The street even stood in for Stars Hollow in the first season of Gilmore Girls.
Around the village, Unionville filled in with family subdivisions from the 1970s onward. Today it sits beside Downtown Markham, the city’s new urban centre, and close to the York University Markham Campus, CF Markville and the Highway 404 tech corridor.

Unionville Demographics

Source: TRREB MLS® Home Price Index, September 2026. TRREB does not publish a separate index for Unionville. The table and first chart show the City of Markham; detached homes in Unionville’s top school catchments usually sell above the Markham benchmark. Benchmark prices describe a typical home, not an average sale price. Ask us for current sold data on any street.
Detached homes in Old Unionville and Upper Unionville usually trade well above the Markham benchmark because of school catchments and lot sizes. South Unionville offers newer freehold homes, and condos in Downtown Markham are the most affordable way into the area.
With prices down from their peak, buyers have more choice than they have had in years. We help clients check catchments, compare recent sales on the same streets and decide whether a renovation or rebuild makes sense.
